How We Make Money

Last updated June 2026

Smart Mortgage Guide is a free educational resource. We are committed to full transparency about how we generate revenue and how that revenue model does — and does not — affect our content.

Our Revenue Model: Display Advertising

Smart Mortgage Guide earns revenue through display advertising served by Google AdSense. When you visit pages on our site, you may see display advertisements provided by Google. We earn a small fee based on ad impressions and interactions.

That is our only revenue source. We earn money from ads — and only from ads.

What We Do NOT Do

How Advertising Works on This Site

Display advertising through AdSense works as follows:

  1. Ad selection: Google's algorithms select which ads to show based on the page content and, optionally, your browsing history. We do not choose which specific ads appear.
  2. Ad placement: We designate areas of our pages where ads may appear (typically header, sidebar, and within content). We do not control ad creative.
  3. Revenue: We earn a small fee per thousand impressions or per click, depending on the ad format. Mortgage-related ads tend to command higher rates because mortgage is a high-value category.
  4. No editorial influence: Advertisers have no knowledge of, input into, or influence over our editorial content. An advertiser cannot pay us to be mentioned favorably — or at all.

Our Editorial Independence Commitment

Our editorial team operates independently of our revenue operations. The team members who write our guides do not know which advertisers appear on which pages. Ad placement decisions are handled separately from content decisions.

If an advertised product or lender is inferior to competitors, we say so. If a popular loan program has significant drawbacks, we explain them. Our job is to help you make the best decision for your situation — not to maximize our ad revenue by steering you toward products that pay more.

Affiliate Marketing

We do not currently participate in affiliate marketing programs with mortgage lenders, rate comparison sites, or financial product providers. If this changes in the future, we will update this page and clearly disclose affiliate relationships in any content where they appear.

Why We Chose This Model

Many mortgage websites earn money by selling leads — connecting you with lenders in exchange for a fee. This creates an obvious conflict of interest: those sites are incentivized to send you to whoever pays the most, not whoever is best for you.

We chose display advertising precisely because it removes that conflict. Our revenue comes from page views, not from referrals. The more useful our content is, the more people visit, and the more we earn — full alignment between our interests and yours.
